Documents commonly referred to as the Specifications normally contain much more than the name implies. Procurement Requirements, Contracting Forms, Contract Conditions, and General Requirements may be included, along with Architectural, Structural, Mechanical, Electrical, and Civil technical specification sections depending on the project requirements. These documents shall be provided in compliance with project specific requirements and the project delivery method used. Preparation of the Project Manual varies based on each firm’s established practice, and this process should begin as early as possible and include the following tasks:Qatar Convention Center

* Review copy of Owner and Architect Agreement to understand each party’s responsibility for project specific Procurement Requirements, Construction Documents, and Contract Administration.

* Obtain information from Owner for type of Construction Contract, Insurance and Bonds required, determine any Special Testing and Inspections that are applicable, and to establish responsible parties for payment of these services.

* Review proposed General Conditions to understand roles and responsibilities of Architect, Owner, and Contractor.

* Prepare Supplementary Conditions to modify General Conditions in compliance with project specific requirements.

* Submit copies of proposed General and Supplementary Conditions and General Requirements sections to Owner and other project Consultants for their review to ensure these documents are properly coordinated without duplication or omission.

* Provide and coordinate applicable project specific Sustainability/LEED requirements throughout Project Manual.

* Prepare necessary Division 00 – Procurement Documents, Division 01 – General Requirements, and Divisions 02-49 technical specification sections in compliance with project specific requirements.

* Coordinate scaled size, form, quantity, and component relationships of Drawing’s quantitative information with complementary products, materials, and workmanship requirements of Specification’s qualitative information in compliance with project specific requirements.

* Provide applicable requirements from other sources such as regulatory agencies, local building codes, field conditions, and authorities having jurisdiction (AHJ).

* Upon completion and final review, provide a compiled Project Manual for distribution.
